Property Services Bulgaria was founded in 2009. We've been serving the Black Sea coast for 18 years, making us one of the region's most experienced property service companies.
What areas do you cover?
We cover Bulgaria's entire Black Sea coastline from Varna in the north to Tsarevo in the south, including all major resorts: Varna, Golden Sands, Sunny Beach, Nessebar, Saint Vlas, Ravda, Aheloy, Pomorie, Burgas, Sozopol, Obzor, and all coastal villages.
What languages do you speak?
Our team communicates fluently in English, Dutch, Romanian, Russian, and Bulgarian. All services, documents, and communication are available in your preferred language.
Are your services expensive?
Our pricing is competitive and transparent. Property management from €50/month, rental commission 15–20%, and all fees disclosed upfront with no hidden costs. We believe in fair pricing for professional service.
How quickly do you respond to inquiries?
We respond to all emails within 24 hours, typically much faster. Phone calls are answered during office hours (Monday–Saturday 9:00–19:00). An emergency line is available 24/7 for existing clients.

Property management

What does property management include?
Complete property care including monthly inspections with photo reports, maintenance coordination, emergency response 24/7, utility bill payments, property tax payments, seasonal preparations, garden/pool maintenance, security monitoring, mail collection, and owner visit coordination.
How much does property management cost?
Fees start from €50/month depending on property size, location, and services needed. We provide detailed quotes based on your specific property.
Can I use my property while you're managing it?
Absolutely! Just let us know when you're coming (ideally a few days advance notice) and we'll ensure everything is prepared for your arrival.
What if something breaks?
We coordinate immediate repairs using our trusted contractor network. For emergencies, we respond within hours. For routine maintenance, we schedule appropriately and keep you informed.
How often do you inspect properties?
Monthly as standard, with photo reports sent to you. More frequent inspections are available if desired.

Rental management

How much rental income can I expect?
This varies by property type, location, and season. Sunny Beach 2-bedroom apartments typically generate €8,000–15,000 gross annually. We provide specific projections based on your exact property.
What's your commission?
15–20% of rental income depending on property location and services required. You only pay when your property earns.
Where do you advertise rental properties?
All major platforms including Airbnb, Booking.com, VRBO, local Bulgarian sites, and our own website. Multi-platform exposure maximises bookings.
How do I receive rental income?
Monthly bank transfers with detailed financial reports showing all income and expenses. International transfers are available.
Can I block dates for personal use?
Yes! Just provide advance notice (minimum 2 weeks) and we'll block your calendar. Many owners use their property 2–4 weeks annually while renting the rest.

Property sales

What's your commission for property sales?
Typically 3–5% of purchase price. Often paid by the seller, but it varies by situation. We clarify the arrangement for each specific property.
Can you help foreign buyers?
Absolutely! Most of our buyers are international. We provide complete support including viewings, legal coordination, transaction management, and post-purchase services — all in your language.
How long does buying take?
Typically 6–12 weeks from offer to ownership. This includes legal checks, the preliminary contract, and final signing.
Do you only sell expensive properties?
No! Our portfolio includes properties across all price ranges, from affordable apartments to luxury villas. Every buyer receives the same professional service.

Vacation rentals

How do I book a vacation rental?
Contact us with your desired dates, location, and number of guests. We'll show you available properties and coordinate booking.
What's included in vacation rentals?
Fully equipped kitchens, comfortable furnishings, WiFi, air conditioning, clean linens and towels, and 24/7 guest support.
Can you arrange airport transfers?
Yes! We arrange reliable transfers from Burgas or Varna airports directly to your rental property.

Cleaning services

How much does cleaning cost?
Studio / 1-bed from €40–80, 2-bed from €50–110, 3-bed from €65–150 depending on cleaning type (turnover, deep clean, regular). An exact quote is provided for your property.
Do you provide cleaning supplies?
Yes, we provide all cleaning supplies and equipment. No need for you to stock anything.
How quickly can you clean my property?
Standard booking: 2–3 days notice. Rush service available for urgent situations (same-day or next-day).

Payment & pricing

How do I pay for services?
We accept bank transfer, PayPal, credit/debit cards, cash, and Western Union. International payments welcome.
Are there any hidden fees?
No. All costs are disclosed upfront. What we quote is what you pay.
Can I get a refund if I'm not satisfied?
We stand behind our service quality. If you're unsatisfied, contact us immediately and we'll work to resolve the issue.
Do you require contracts?
Yes, for property management and rental management. Contracts protect both parties and clearly outline services and fees. Standard terms are 12 months with 30-day cancellation notice.

Can you help with property renovations?
Yes! We coordinate renovation projects including contractor selection, project management, quality control, and budget management.
Do you provide legal advice?
We're not lawyers, but we work with trusted English-speaking lawyers who specialise in Bulgarian property law. We coordinate legal services on your behalf.
What if I have an emergency?

Can I visit your office?
Yes! Our office is in Sunny Beach at Complex Sands Holiday Apartments. Office hours Monday–Saturday 9:00–19:00. No appointment necessary, but calling ahead ensures we have time for you.
